I’m not going to lie, last Sunday morning as I was dragging myself up Noble Street fuelled by the moral support of my good mate Shay I started ideating about sponsorships that might be easier on my legs (and pride).
Then…moments from collapse…it appeared…like an oasis in a cold, hilly desert filled with Murphy_ SOLD signs…Mosman Public School. We had finally made it to the end of the 10km, and boy was it worth it! MPS was absolutely buzzing.
For those of you who attended last week’s Mini Mos and Fair I’m sure you will agree it was an awesome day, possibly the best one yet. It was great to see so many of you brace the cold and get amongst it. Bravo to Ronel and the team of organisers and volunteers who worked tirelessly to create such a successful day!
Speaking of tireless and successful, a big shout out to my team who have put several tough sales together this week. Whilst you may think that agents just put houses online and sit back sipping cocktails waiting for offers to come in, it isn’t always that easy (to be fair I do miss those days).
On many deals at the moment the gap between the buyers and the sellers has created frustrating playing conditions, I put this down to a sort of unwarranted overconfidence on both sides of the ledger.
Some buyers are playing it way too cool or being aggressive with offers, feeling confident that they have little or no competition…this can end badly. Equally many sellers have convinced themselves that a rate ‘shave’ is a game changer and over shoot their mark. It is true that rates coming down will help the market but my sense is we need a second cut to create more positive momentum.
We don’t mind a slightly tougher market in here and perhaps that explains why we are such hardy marathon runners. No but seriously…it really sorts out the playing field. The days of just hitting and hoping are gone, good old fashioned hard work, problem solving and skilled negotiating seems to be what is winning the day.
We can expect to see the new listings dry up and things winding down after next week as we enter the July school holidays…hard to believe that tomorrow is the Winter solstice…it’s almost Spring!
